October 2026: San Diego Country Estates Attached Homes Market Report

Twelve attached homes closed in San Diego Country Estates over the six months through October 2026. Prices held at about $278 a square foot, but the fast, full-price sales of summer gave way to longer waits and price cuts this fall.

Bottom Line Up Front

Twelve attached homes closed in San Diego Country Estates from May through October 2026, at a median of $432,000 and about $278 a square foot, the same price per foot as last month's report. Prices held. The pace did not.

Of the five sales that closed May through August, three got their original asking price, and the median went under contract in 10 days. Of the seven that closed in September and October, only one did, and the median took 87 days. Listings rose from 8 to 12, putting months supply at 6.0, right at the line between a balanced market and a buyer's market.

Why this report uses a six month window

San Diego Country Estates is overwhelmingly a detached home community. The attached segment, the condominiums and townhomes along Davis Cup Lane, Green Haven Lane and Country Villa Road, is small enough that a single month often produces one sale or none. May and June 2026 produced none, and October produced three.

A median built on three sales would be false precision. So the pricing figures below cover the six months ending October 31, 2026, and the current listings and escrows describe where things stand today.

The numbers

Here is this report's window next to last month's. The two windows share five months, so the difference comes from one April sale dropping out and three October sales coming in.

Sales in the current window ranged from $360,000 to $532,500. Monthly closings ran none in May or June, one in July, four in August, four in September and three in October. Eight were on Davis Cup Lane, two on Green Haven Lane and two on Country Villa Road.

Reading between the numbers

Prices held. Davis Cup Lane, with eight of the twelve sales, came in at a median of about $277 a square foot, against $278 last month. The overall median moved $8,000, which in a twelve sale sample is noise, not a trend.

The pace changed, and the original asking price shows it. The sold-to-list ratio still reads 100 percent, but that compares the sale to the final list price, after any cuts. Against the price each home first listed at, the picture splits in two. Sales that closed May through August mostly got their original number quickly. Sales that closed in September and October mostly did not.

All three October sales closed below their original asking price. One sold in 15 days at 1.5 percent under. The other two had been on the market about 90 days and closed about 6 percent and 13 percent below where they started.

The honest read

Last month I wrote that every attached listing was priced at $450,000 or more, and that if those listings started sitting, asking prices had gotten ahead of the market. They are sitting. Eight of the 12 current listings have cut their price, and seven have been on the market more than 60 days.

That does not mean values are falling. The homes that sold still brought about $278 a square foot. It means asking prices are working their way back to where buyers already were, and the sellers who priced there first are the ones who sold quickly.

Months supply of inventory

Twelve attached homes are listed in the Country Estates today, with a median asking price of $459,500, and two are in escrow. Against the window's pace of 2 sales a month, that works out to 6.0 months supply of inventory, up from 4.8 last month. Under 3 months favors sellers, 3 to 6 is balanced, and above 6 favors buyers.

Months Supply of Inventory
San Diego Country Estates attached homes, trailing six month sales pace. At the line between balanced and a buyer's market, with listings priced from $370,000 to $579,900.

One month of movement is rarely a trend, and in a segment this small one sale can swing the number. But the direction lines up with the other signals: more listings, fewer escrows, and longer waits. Three listings are now priced under $450,000, which was not true a month ago. That is price cuts reaching the market.

What this means for SDCE attached sellers

Price to what sold, not to what is listed. Davis Cup units have been selling for about $277 a square foot. Five of the six Davis Cup units listed today are asking more than that per square foot.

The first month matters most. The sellers who got their original number this year priced right on day one. If your unit has been listed more than 60 days, the market has already given you its answer.

What this means for SDCE attached buyers

You have room now that you did not have in September. Seven listings have been on the market more than 60 days, and most have already cut their price once. Those are the units where a below-asking offer is a reasonable conversation.

The caution runs the other way too. One October sale went under contract in 15 days. A fresh, well priced unit can still go quickly, and lowballing it usually just means losing it. If you are weighing an attached home against a detached one, the October 2026 San Diego Country Estates detached homes report covers that side.

How does this compare to Ramona attached homes overall?

The Country Estates is nearly all of Ramona's attached market. Twelve of the 14 Ramona condo and townhome sales from May through October were here, and every one of Ramona's current attached listings is in the Country Estates. Ramona as a whole posted the same $432,000 median, with 5.1 months supply against 6.0 here, because the two Ramona sales outside the community added to the sales pace without adding listings.

The wider Ramona report shows the same split between homes that sold quickly near their original price and homes that sat and sold at a discount. For the town wide numbers, see the October 2026 Ramona CA condo and townhome market analysis on Homeport Residential.

Frequently asked questions

Are SDCE attached home prices going up?

Prices are holding rather than rising. Davis Cup Lane units, which made up 8 of the 12 sales, sold at a median of about $277 per square foot, essentially unchanged from $278 in the September report. Twelve sales is a small sample, so treat this as a direction rather than a precise rate.
