Bottom Line Up Front

Four attached homes closed in San Diego Country Estates during August 2026. In a segment that normally produces one or two sales a month and produced none at all in June, four is the busiest month of the year. Pricing here is measured across the six months from March through August 2026, a window holding nine closings at a median of $460,000.

Two things moved at once. Homes are selling faster than at any point in this record, a median of 10 days across the current window against 40 over the prior six months. And active listings rose from 5 to 8, pushing months supply of inventory from 3.3 to 5.3. More supply and faster sales at the same time is unusual, and the explanation is in how old the listings are.

Why this report uses a six month window

San Diego Country Estates is overwhelmingly a detached home community. The attached segment, meaning the condominiums and townhomes concentrated along Davis Cup Lane, Green Haven Lane, and Country Villa Road, is small enough that a single month often produces one sale or none.

June 2026 produced zero closings. July produced one. August produced four, which is a busy month here. Calculating a median from one or even four transactions would be false precision, and false precision is worse than honest uncertainty. So the pricing figures below come from the six months ending August 31, 2026, and the current listings and escrows describe where things stand today.

The numbers

Here is the current six month window against the six months before it.

Sales in the current window ranged from $360,000 to $675,000. Monthly closings ran two in March, one each in April, May and July, none in June, and four in August.

Reading between the numbers

The median rose about 5.6 percent between the two windows, from $435,500 to $460,000. On nine sales against twelve, that alone would be weak evidence. Note also that the median here is lower than the $475,000 reported a month ago, and that is a window effect rather than falling values. February dropped out of the window and August came in, and all four August sales were smaller units at the lower end of the community range.

Price per square foot is the sturdier figure, and it rose. It moved from $281 to $287, up about 2 percent. Because it adjusts for unit size, it is not thrown off by a run of small units closing in a single month the way the median is. Attached values in the Country Estates are up slightly over the past year, not down, whatever the headline median says this particular month.

Time on market collapsed, from a median of 40 days to 10. That is the largest single move in this report. Seven of the last nine sellers also got asking price or better, against 5 of 12 in the prior window. Attached homes here are selling faster and holding their price better than at any point in this record.

The honest read

The SDCE attached segment is the strongest it has been in this record on everything except supply. Values are up slightly, homes sell in about a week and a half, and most sellers get their asking price. Supply is the one measure moving the other way, and it is moving because new listings arrived rather than because old ones failed to sell.

What this report cannot tell you is anything about your specific unit. Nine sales spread across two complexes built in the 1970s, with square footage from under 1,200 to nearly 2,400, is not enough to establish what a particular floor plan or view is worth. Treat the direction as real and the precise figures as approximate.

Months supply of inventory for SDCE attached homes

Months supply of inventory measures how long it would take to sell every active listing at the current pace, if nothing new came on the market. Under 3 months favors sellers, 3 to 6 months is balanced, and above 6 months favors buyers.

For San Diego Country Estates attached homes as of the end of August 2026:

5.3
Months Supply of Inventory
San Diego Country Estates attached homes, August 2026. Up from 3.3 in July, still inside the balanced band.

A jump from 3.3 to 5.3 in one month looks alarming and is not. Five of the eight active listings arrived within the last 30 days, and the median active listing has been available 18 days. The four homes under contract carry a median of 68 days. The homes going under contract now are the ones that sat through spring. The homes sitting available are mostly new arrivals that have not had time to age.

That distinction matters. Months supply rising because fresh listings arrived is a very different condition from months supply rising because homes are failing to sell, even though the number reads identically. Whether the new supply clears at the same pace is the question October will answer, not this report.

One further caution on reading too much into 5.3. Because the sales pace comes from a six month average that includes a month with zero closings, a couple of quiet months push the figure up independent of anything happening to demand. The active and pending counts are the more direct read on today.

What is in escrow and on the market now

The four attached homes under contract carry asking prices from $425,000 to $475,000, with a median of $454,750. The eight actively listed range from $409,000 to $565,000, with a median of $484,500.

The two listings that have been sitting longest, at 77 and 78 days, are both priced at $499,000 or above. Everything currently under contract is priced at $475,000 or below. Buyers in this segment are clearing the lower half of the range and leaving the upper half available, the same pattern as last month.

All of it sits in the same two places: Davis Cup Lane and Green Haven Lane on one side, Country Villa Road on the other. If you are shopping this segment, that is the entire map.

What this means for SDCE attached sellers

This is the strongest position attached sellers have held in this record, with one caveat.

Homes are selling in about a week and a half. The median across the current window is 10 days, down from 40 over the prior six months. Seven of the last nine sellers got asking price or better. If your unit is priced where the recent comparable sales landed, you should not expect it to sit.

Your competition grew. Eight active listings across the whole attached segment, up from five a month ago. That is still a short list, but a buyer now has real alternatives to compare you against, and most of those alternatives are fresh listings rather than tired ones.

Do not read the speed as license to price high. The two longest-sitting listings in the segment are both asking $499,000 or more and have been available near 80 days. A thin market cuts both ways: few competitors, but also few buyers, and a mispriced unit can wait a long time for the next one to come along.

What this means for SDCE attached buyers

You have more to choose from than at any point in 2026, and most of it just arrived.

Eight listings is still not a large selection, but it is more than half again what was available a month ago. June showed that entire months can pass with nothing closing at all, so when something fits, waiting for a better one carries real risk that nothing comparable appears for weeks.

What has not happened is a run-up. Price per square foot rose about 2 percent over a year, and the median attached home still sells for a little over half what the median detached home in the community costs. If the goal is getting into San Diego Country Estates without a detached home budget, the value case here is intact.

Where you do have room: the two listings sitting near 80 days, both in the upper half of the price range. With most sellers getting asking price within two weeks, those two are the exceptions, and exceptions are where a buyer has actual leverage.

How does this compare to Ramona overall?

San Diego Country Estates accounted for 9 of the 13 attached closings across Ramona in the same six month window, and all four of the attached homes that closed anywhere in Ramona during August were inside the community. The SDCE median was $460,000 against $490,000 for Ramona as a whole, and homes here sold faster, a median of 10 days against 21.

The price gap reflects what is being sold rather than weaker demand inside the community. San Diego Country Estates attached stock is concentrated in condominium complexes built in the 1970s, while the higher priced attached sales elsewhere in Ramona include newer construction. The community's months supply of inventory reads 5.3 against 4.2 for the wider market, because nearly all of Ramona's attached inventory sits here while a few sales occur outside it. Frequently asked questions

How many attached homes sold in San Diego Country Estates in August 2026?

Four attached homes closed in San Diego Country Estates during August 2026, the busiest month this segment has had all year and up from one in July. Because monthly volume is normally one to two sales, pricing in this report is measured across the six months from March through August 2026, a window containing 9 closings at a median of $460,000.

Why does the SDCE attached report use a six month window?

San Diego Country Estates attached homes produce roughly one to two closings a month, and June 2026 produced none at all. A single month cannot support a median sale price, a days on market figure, or an inventory calculation without inventing precision that does not exist. The six month trailing window gives a large enough sample to say something meaningful while still reflecting current conditions.

What is the current months supply of inventory for SDCE attached homes?

San Diego Country Estates attached homes sat at 5.3 months supply of inventory at the end of August 2026, calculated as 8 active listings against a pace of 1.5 sales per month across the six month window. That is up from 3.3 a month earlier. Under 3 months is a seller's market, 3 to 6 months is balanced, and above 6 favors buyers. Five of the eight active listings arrived within the last 30 days, so the increase reflects new supply rather than homes failing to sell.

Are SDCE attached home prices rising or falling?

Rising modestly. Median price per square foot across the six months ending August 2026 was $287, up from $281 in the prior six month window. The median sale price of $460,000 is lower than the $475,000 reported a month ago, but that reflects which units happened to close rather than falling values. August's four sales were all smaller units at the lower end of the community's attached range.

Where are the attached homes in San Diego Country Estates?

Nearly all of them sit in two areas: the condominiums along Davis Cup Lane and Green Haven Lane, and the units along Country Villa Road. Most were built between 1974 and 1979. Every attached home that closed in Ramona during August 2026 was in one of these two areas.

Should I buy or sell an SDCE attached home right now?

For sellers, homes are moving faster than at any point in this record, a median of 10 days across the current window, and 7 of the last 9 sellers got asking price or better. What changed is that you now have 8 competing listings instead of 5. For buyers, there is more to choose from than at any point in 2026, and the negotiating room sits with the two listings that have been on the market near 80 days. On 9 sales across six months, treat the direction as meaningful and the exact percentages as approximate.

Thinking about an SDCE condo or townhome?

Nine sales across six months is thin enough that automated valuation tools struggle badly with attached homes here, and a floor plan or a view can matter more than the segment median. I will give you a straight read on what your specific unit is worth, or whether a listing you are considering is priced right, including telling you if it is not.
